Rivers Edge Leasing Information and FAQs 2019-2020

Q: How long are the leases?
A: Leases are 50 weeks running June 7th to May 23rd.

Q: How much is required to put down to reserve a spot?
A: The deposit is the equivalent of one installment and is applied as follows;
Non-refundable Admin Fee of $150.
The balance is held as a Refundable Security Deposit
(Ex: Original 3 bed, 1 bath is $660. Security deposit would be $660-$150= $510)

Q. When is the deposit payment required?
A: Deposit is due when you are ready to sign a lease. Please only provide a deposit when you’re absolutely sure you will be signing a lease.

Q. Who do checks/payments get made out to?
Checks should be made out to RIVERS EDGE AT DURHAM LLC.
Also — Please indicate name and ‘new model’ or ‘standard model’ in the memo area.
Please note — If you provide us a deposit but fail to sign the lease, we will refund everything but the admin fee of $150.

Q: Do you require a Co-signor/Guarantor?
A: Yes/but if you pay the full year in advance or work full time than you can discuss your options with Jeff.

Q: What does pay one price mean — what’s included?
A: All utilities are included in all apartments, both new and standard models: Heat/AC, hot water, cold water/sewer, electric, cable/internet, parking and private shuttle bus. All housing expenses are covered in one monthly payment and is always the same.

Q: Will my rent go up if I stay more than one year — can I lock in my rate?
A: Yes you can lock in your rate and stay for the duration of your schooling (up to three years). The smartest choice you can arguably make in student housing is to lock in your rate for the duration of your stay at Rivers Edge.

Q: Is furniture included?
A: The units are unfurnished. New and Standard Models are equipped differently;
New Models are equipped with: Fridge, oven/range top, microwave, washer, dryer, dishwasher, and large flat screen TV. Standard Models are equipped with: Fridge, oven/range top, dishwasher.

Q: Where is the laundry for the Standard Units?
A: We have coin operated laundry facilities on the second and third floors.

Q: How does parking work?
A: Each resident gets a parking pass to park anywhere in the lot as long as they have a car registered to them or the guarantor.
Please note — OVERNIGHT GUEST PARKING IS NOT PERMITTED.

Q: Do you allow pets?
A: Some yes, but sadly no dogs — while we love them and wish we could have a building full of pups the noise disturbs other residents. We do allow some caged animals and cats that are trained. All animals are subject to a pet fee of $250 and if it’s a cat, an extra deposit of $500.

Q: Can I sublet?
A: You can sublet however all sublets are subject to a fee of $250.

Q: Do you do roommate matching?
A: We do but not until the end of February when pre-leasing for June.

Q: Transportation to campus?
A: Wildcat Transit picks up and drops off at the end of Technology Dr. which is just a 2 min walk across from our building.
